What Happened With Bend Luxury Home Sales the First Six Months of 2025?

2025 has been a year so far that has seen a significant increase in real estate inventory across the country. The greatest increase in inventory in Bend has happened in the second quarter, although there was movement in the first as well. For the high end market, the increase in listings has resulted in many more options for would-be Bend home buyers. And buyers have become very discerning in their choices. Days on market have increased as have months of supply. Many sellers who wanted to test the market or wanted to list their home at a price to provide room for negotiation may have been disappointed to receive no offers, or even worse, no showings. With million dollar plus inventory levels up over 70% in the first half of 2025 compared with the first half of 2024, buyers with savvy agents are showing properties priced for today's market that meet their buyer's needs. There is a lot of competition for the Bend luxury home buyer.

When the first six months of 2025 is compared to the first six months of 2024 for all Bend million dollar plus homes on less than an acre, the following changes are noted:

  • Sold homes are up 15.5% to 209
  • New listings are up 18.4% to 457
  • Supply of inventory is up 74.1% to 8.1 months

    For homes priced over two million:

    • Sold homes up 26.9% to 33
    • New listings up 22.7% to 92
    • Supply of inventory is up 314.5% to 17.5 months

    It is a Buyer's Market for Bend Luxury Homes

    The National Association of Realtors has determined that it is a seller's market when the amount of inventory available is less than five months supply. Between five and seven months it is considered a balanced market. For anything over seven months it is a buyer's market. With inventory levels over 8 months for all Bend million dollar homes and over 17 months for two million plus dollar homes, Bend luxury home sellers need to consider any offer that is received, if the motivation is to actually sell.
