Bend Home Inventory is Up With Closings Down

The data has been published and the early spring trends year over year for 2025 reflect Bend's single family home real estate market with prices still rising, inventory up considerably, pending sales up, days on market up, and overall closings down.

The increased inventory has provided more options for Bend home buyers and many sellers are willing to negotiate price and terms in order to get their property sold. Those sellers unwilling to do this are often finding their property sitting with little activity. The importance of hitting the market with correct pricing, top photography, top staging, and top curb appeal right from the start has become more important than ever. And those home sellers working with knowledgeable brokers should be hearing this information and adopting their advice.

When April 2025 is compared with April 2024, the following changes can be noted for Bend single family home sales on less than an acre:

  • Median sales price up 16.99% to $830,000
  • Original median listing price down 9.7% to $799,450
  • New listings up 19% to 257
  • Homes for sale up 58.5% to 550
  • Pending sales up 13% to 156
  • Sold homes down 10.9% to 147
  • Days on market up 20.8% to 64
  • Months of supply up 78.6% to 3.8
  • Price per square foot up 10.4% to $425
  • Percentage of original list price received down 1.5% to 96.8%
  • Dollar volume of sold homes up 6.8% to $152,121,921

Bend is Still in a Seller's Market - But Moving to More Balance

The National Association of Realtors has determined that a balanced real estate market starts at five months of supply. While Bend in April 2025 had 3.8 months of supply, which was significantly up from the 2.1 months it had April 2024, it still was considered a seller's market but with many more options for home buyers than experienced during the Covid years. With the additional inventory, home sellers who truly needed to sell, found that price made a big difference on whether or not their property received showings, much less an offer. As we move forward in 2025, we predict that we will see a continuation in these trends.
